The Tunis Sports City site is located within the La Goulette Municipal area of greater Tunis. The 2.50 million sq m site is located to the north east of Tunis city centre and on the north shore of the Tunis Lake. The site is situated approximately 10km from the centre of Tunis. The assigned site for the mixed use development is located at the heart of the development.
Tunis Sports City is divided into three Character Zones, cumulatively offering sports and eco leisure, shopping and entertainment, education and culture, landscaped surroundings and theme parks, residences in the green, enjoyable waterfronts, mixed residential, business, hospitality, commerce and civic use in the downtown areas.
The Mixed Use Development is the commercial shopping and entertainment component of Tunis Sports City, which is located in the urban area of the development, bordering the golf course and is planned to comprise a large shopping mall, hotel, office complex, entertainment and branded residential.
The vision for the commercial component is to develop a mixed use complex with a difference and the emphasis will be on providing residents and visitors alike with a living and working environment that is advanced, productive, culturally satisfying.
Edifice was appointed by Sport Cities International to undertake the market and feasibility study that would support the development of an attractive and viable mixed-use project. The outcome of the study would result in detailed component mix for the Zone with market supportable data to justify both the development and recommended phasing.
Responding to the challenge, Edifice amassed an international team of experts; architects, engineers, leisure, retail & feasibility and supporting specialist consultants.
This master plan is envisaged to make Tunis Sports City a mega residential, entertainment and retail destination in Tunisia and a viable contributor to strong regional tourism growth.
